Catalyst Community Developments Society is a not-for-profit real estate developer/owner/operator with approximately 1,400 affordable rental homes and 80,000 sq. ft. of community-serving space currently completed or under development across BC. We are a group of smart, hard-working, dedicated people that enjoy what we do, and believe strongly in our mission. We currently have ten projects in active development, with an approximate value of $365m, with several additional projects anticipated to ramp up over the next six months. By the end of this year, we will be owner (or part owner) of 583 new below-market rental homes, growing to approximately 715 in the next two years.
Catalyst is searching for a Vice President of Project Generation to join the team. This role will lead and oversee the generation and start-up of new projects for Catalyst.
This role will include a broad range of creative and complex duties including:
- sourcing and securing affordable housing opportunities and partnerships that fit with Catalyst’s mission and vision
- assess the feasibility for potential development projects including analysis of land use and planning bylaws, site conditions, financial analysis, market research, and coordinating concept designs
- developing project pro-formas to determine financial viability including investigating and assessing potential financing and equity solutions
- negotiating acquisitions of new “inclusionary” affordable housing being delivered by market developers,
Reporting to the President, our ideal candidate will be a kind, strategic, and thoughtful leader of people. You will be entrepreneurial, an innovator and creator. Highly skilled at developing and maintaining strong relationships with our project partners and other key stakeholders. Passionate about affordable rental housing and building community and an excellent collaborator with strong communication and interpersonal skills.
The candidate will demonstrate a minimum of ten years direct experience leading, managing, and developing strong and effective teams to deliver successful real estate development projects. Experience in business development and an enthusiasm for building long term relationships is also important, as is a deep understanding of the full development process, and the financing of multi-unit residential projects. Experience working with not for profit/mission-driven organizations would be an asset. A Bachelor’s degree and/or a professional designation (or an equivalent combination of education and experience) is required.
